Colin Bird from Modus Construction was employed by myself from February to November 2015 to do a roof re-construction and reclad on my property in Whitford.

The work had some challenges but Colin and his team were absolutely fantastic every step of the way.  Colin was on call 24/7 and nothing was ever an issue.  Their communication was seamless and transparent. They are extremely professional and have extremely high standards on work place safety and a tidy building site. 

My two children and I, lived onsite in the house for the 11 months that the work took place and whilst this was not recommended, the Modus boys were very respectful of our privacy.

I am absolutely thrilled d at the end result, Modus Construction has done a phenomenal job on my property and I would have no hesitation at all in recommending them for any future work.

Colin and the team at Modus Construction successfully completed a substantial renovation for us in 2022/2023.

The works involved:

Significant demolition and earth works;
The addition of approximately 120m2 of house;
A complete rebuild of the existing interior;
Several new bathrooms and a refreshed kitchen;
New roof;
Hardscaping; and
Outdoor living spaces (including separate pergola and Louvertec areas).

The total construction cost was approximately $1.4million. Like with many major construction projects, unforeseen challenges arose. The works were carried out mid-pandemic, experienced the Auckland floods (January 2023) and required significant interface with AT and Council (regarding drainage).

Colin is highly solutions focused and navigated all of this, brilliantly. He has a calm, measured, reasonable and transparent style and is incredibly responsive.

Construction projects also require enormous teamwork. Colin was a great collaborator with the wider design team, and it gave us enormous comfort to know that ‘Modus has got this’. He effectively ran an ECI (early contractor involvement) so that the everyone was on the same page and Modus had an opportunity to align its build methodology with the final design.

I’d also like to give a special mention to Carl (Project Manager) and Jesse (Foremen). We could not have done this without Carl and Jesse’s ferocious work appetite and reliability – incredible human beings.

As for the end result: high quality workmanship, no corners cut and a very happy client. Colin takes real pride in his work and values relationships. I have absolutely no hesitation in recommending him and the Modus team and would be happy to discuss.

In March 2016, Programmed Property Services and Programmed Skilled Workforce had to relocate to our new premises in Mt Wellington. We engaged Colin Bird from Modus Construction to undertake the office fit-out that we required. The project required a number of individual elements from the different divisional teams within Programmed and within a very short project time-line. Colin was fantastic in bringing all of these factors together as the lead Project Manager. He was instrumental in coordinating the other sub-trades required to complete the office fit-out. He reported back to the
Programmed Project team in a timely manner on the process of project along with the financial reports. Colin’s can-do attitude, consultative approach and ease of contact, made for a successful office fit-out for Programmed that was completed on time, allowing a smooth office relocation for us. I would recommend Colin and the Modus Construction team to undertake any kind of office fit-out and/or refurbishment work. In fact we are about to re-engage him again for some additional works we require..

Colin Bird's Modus Construction team carried out our 'reclad' at the 10 townhouse complex of Parnell Oaks (437 Parnell Rd) between October 2017 and March 2020.

While this started as a 'reclad' it ended up as effectively a complete rebuild from the outside in. It became an immensely complicated project caused by the progressive uncovering of more and more of the original construction which - despite having been issued with Compliance certificates by the Council, didn't meet the building code of the late 1990s, let alone that of 2018/19.

The potential for complete disaster was high. But was avoided by good project management, responsive architects, and particularly by the flexible attitude of the Modus Construction team.

Modus went out of their way to accommodate the residents, minimising the time units were uninhabitable and doing the complex section by section. There was no question this made life much more difficult for the Modus team than insisting on an empty complex from start to finish, but it made a stressful process easier for the owners - as well as avoiding having to find alternative accommodation for 2.5 years with its attendant costs.
